SOPHISTICATED COMFORT - A Main Street Show House constructed with award winning quality in an prized location.
Work included whole house remodeling + significant additions to a 24 year old home, which is located on Main Street within a National Historic District. All exterior details were approve by the local Historic Commission. The total construction budget was $500,000.00. The work began 6-1-07 and was completed in 90 days.
Creative solutions involved in the project
The existing home was purchased as a "speculative remodeling project" to be listed for sale upon completion. The Builder initially developed a business & marketing plan to showcase local suppliers, manufacturers, designers & contractors. More than one hundred participants worked for over 15,000 hours to exhibit their premium products and expert craftsmanship. Donations & contributions valued over $350,000.00 were made in addition to the initial construction budget.
The Architectural Design reflects a charming variety of details and spaces frequently seen in older homes in the area. Dominant exterior details are operable wood shutters, divided light windows, carriage house garage doors, and classic siding, trim & gutters. Some traditional spaces include the covered front entry, breezeway mudroom, several bay window seats, cobble stone drive, semi-detached garage (with second floor) as well as the classic front entry hall/foyer.
Summary of project
The home was expanded from seven rooms totaling 1800 SF into 4400 SF of living space. Everything was updated: HVAC, electric, plumbing, windows, doors, roofing, siding, kitchen, flooring, tile & drywall. The full basement is 1600 unfinished SF. The first floor is classically designed - containing a formal dining room living room & library as well as large combination family room & kitchen. The second floor includes a large laundry room, master suite, three bedrooms and three full baths. The third floor houses a 450 SF bonus room. The extensive features list (see enclosed) includes numerous stylish and comfortable amenities.
Overall Results
More than one thousand guests toured the home during the last two weeks of September. Over $3500.00 was collected (as admission fees) and donated to the local Lions Club. Many participants have seen an notable increase in sales due to the successful marketing of their work.
The design of the home fits in very well into the neighborhood because of it's simple, yet interesting exterior details. The interior finishes and selections were chosen to accent a warm engaging home with a great variety of sophisticated rooms. The open family room / kitchen is a surprising feature that is easily used for entertaining large groups. The increase in home size as well as style is remarkable to any visitor or guest.
